HOW IT WORKS

GATHER INFO

The first step of an appraisal is gathering all the information necessary to gain a complete picture of the property. An on-site observation is performed in which the dwelling is measured, pictures of every room are taken, and notes are made concerning the finishes and updates that have been performed.  Once information is gathered, it's time for the next step.

CREATE REPORT

​The next step is to process the information gathered.  Analysis is performed to compare the subject property to recently sold dwellings in the immediate area.  Multiple types of analysis are performed including paired sales, grouped data, sensitivity and regression analysis.  Using multiple types of calculations results in a high quality, accurate appraisal.

DELIVERY

The final step of the process is to deliver the completed appraisal report. A PDF of the report will be emailed directly to the client.  Once the appraisal is delivered, we are always available for answering questions and explaining the process used to arrive at the opinion of value.

A tablet and laser measuring system are used during the on-site observation in order to produce the most accurate sketch, square footage calculations and highest quality photographs possible.  Reports are developed using the latest software in order to fully analyze and accurately report the data.
